The Project proposes to amend the site’s General Plan Land Use designation from Office Manufacturing to General Mixed-Use, and to develop the site with 54 residential townhome units. The site is 2.33 acres, and the townhome development would have a density of 23.2 units per acre. The townhomes are laid out along the site within 7 buildings. A loop private road connects each of the buildings to the Project entry on Page Street. Two common usable open space areas are provided within the Project site, totaling 8,810 square feet. Within the usable common open space, amenities include built-in barbeque grill counters with two grills, tables and seating, a decorative fountain, corn hole bag toss court, benches and active lawn.
The Project requires approval by the City Council of a General Plan Land Use Map Amendment, Zoning Map Amendment, Development Agreement, Tentative Tract Map, and Mitigated Negative Declaration.

The Initial Study/Mitigated Negative Declaration is being circulated for public review and comment for a period of 20 days. Written comments regarding the proposed Mitigated Negative Declaration must be submitted to the Community Development Department prior to 5:30 p.m. on the last day of the 20-day public review/comment period (May 17, 2018)
